What this job involves

Maintenance Management (CMMS) / System (EAM) Business Asset Management ensure the proper use and maintenance of the system throughout planning, customer interaction, work and technical personnel in accordance with customer requirements / contract.

Responsibilities:

  • Responsible for the administration of the CMMS (Computerized Maintenance Management System) / EAM (Enterprise Asset Management) of everything related to managed assets
  • Responsible for the entire database of maintenance and record keeping
  • Responsible for maintenance of the CMMS / EAM System
  • Project management makes it easy to prepare reports that use CMMS data
  • Inventory / unit cost control, cost data and budget data
  • Project management facilitates the configuration and maintenance of facilities
  • Project management provides data on contract compliance reports
  • Project management facilitates compliance with customer policies and procedures.
  • Assist in the management of equipment, materials and supplies for purchasing and inventory
  • Assist as liaison to JLL Finance team and other account team members
  • Assist with budget requests, analysis and reporting
  • Helps support facility specific cost savings goals to help account achieve significant saving

  • Excellent interpersonal and communication skills, and the ability to develop and maintain good working relationships with clients, the public, employees, etc.
  • Excellent management and organization, programming and prioritization of skills, ability to work simultaneously on several projects
  • Ability to read and interpret data, engineering drawings, plans, gauges, and charts
  • Ability to understand / execute written and oral instructions, read / understand complex technical instructions
  • Ability to read, interpret, and record data from meters, gauges, scales, panels, and computer consoles
  • Ability to interpret service manuals and drawings and write SOPs
  • Ability to operate the computer systems and control systems of the main facilities
  • Excellent problem solving / problem solving skills, provides information for corrective actions
  • Proficient in Windows, MS Office Suite, OPS, EAM and CMMS, and other computer based systems
  • Knowledge of computerized PLC / SCADA systems, DCS control systems, data acquisition and computerized operating systems of historical trends
  • Knowledge of barcodes and software GIS for the CMMS / EAM interface
  • Knowledge of complex equipment, controls and processes
  • Knowledge of the wastewater treatment processes of plants, equipment and systems
  • Must have the ability to maintain effective working relationships of management, supervisors and staff
  • Must have the ability to make decisions with little or no supervision
  • Must be able to communicate well with staff at all levels of skill, knowledge and experience
  • Must have the ability to change priorities frequently and effectively perform under any conditions
  • Must be able to work closely with local contractors and suppliers
  • Must be able to work as a team in a team-oriented environment
  • Must be safety conscious and able to work independently with little or no supervision
  • Required Experience

  • Education Electro-Mechanical Engineering, Electrical, Mechanical, Truncated Engineering / Technical Level
  • Experience: in the administration of EAM or CMMS for 4 years.
  • Language: English 80%
  • Experience using computerized maintenance management systems (CMMS)
  • Experience communicating to peers, hourly associates, and senior management regarding maintenance, inventory, and cost control
  • Mentorship experience
  • Experience developing and implementing department goals and strategies based on broader organization goals
  • Computer skills
  • Preferred Qualifications:

  • Prefer maintenance skilled trade training or equivalent experience
  • Excellent organizational, filing, and recordkeeping skills
  • Self-starter and a proven ability to work effectively with minimal supervision
  • Ability to adapt well to fast-paced environments with changing circumstances, direction, and strategy
  • Desire to help build a PM & material process in a dynamic, fast-growing environment
  • Strong analytical skills with demonstrated problem solving ability
